1. Personal Information Collection Statement

What personal data we collect and why

TARA Ratings Limited ("TARA Ratings", "we", "us", or "our") operates the FlatCheck (樓透視) platform. To provide, maintain, and improve our services, we collect the following categories of personal data:

• (a) Account information: email address, display name, and login credentials.
• (b) Query and usage data: property search queries, assessment requests, pages viewed, features used, and related interaction data.
• (c) User contributions: property ratings, written reviews, and photographs voluntarily submitted by you to the platform ("Contributions").
• (d) Device and access data: IP address, browser type, device identifiers, operating system, and access timestamps.

Purposes of collection

Your personal data is collected and used for the following purposes, all of which are directly related to our functions and activities:

• (i) providing, operating, and administering the FlatCheck platform, including generating property assessments, TARA Ratings, and Fit Score results;
• (ii) displaying your Contributions on the platform as part of publicly available property information;
• (iii) analysing, calibrating, and improving the accuracy and quality of our property rating methodology and AI assessment capabilities;
• (iv) maintaining system integrity, security, and fraud prevention;
• (v) responding to your enquiries, requests, and feedback;
• (vi) complying with applicable laws and regulations.

Voluntariness and consequences of non-provision

Provision of account information is required to create an account. If you do not provide this information, we will be unable to register your account or provide personalised services. Submission of Contributions is entirely voluntary.

Classes of persons to whom data may be disclosed

Your personal data may be transferred or disclosed to:

• (a) third-party technology service providers engaged by us to operate and improve our services (including cloud hosting, AI inference, and analytics providers);
• (b) professional advisers (including legal and audit advisers);
• (c) any person or body to whom disclosure is required or permitted by law, regulation, or court order.

We will not sell your personal data to any third party.

Your rights

You have the right to request access to, and correction of, your personal data held by us. Such requests should be made in writing to: privacy@tararatings.com (preferred), or by post to the registered office of TARA Ratings Limited at Unit 1505, 15/F, Yu Sung Boon Building, 107-111 Des Voeux Road Central, Hong Kong. Email is the most effective way to reach us. We may charge a reasonable fee reflecting the direct and necessary costs of complying with a data access request.

2. Artificial Intelligence and Data Processing

AI-generated output

FlatCheck uses artificial intelligence to generate property assessments based on publicly available data and information you provide. All AI-generated output, including TARA Ratings, Fit Score results, and the Fifi AI assistant's responses, constitutes the opinion of TARA Ratings' AI systems. It does not constitute financial, legal, surveying, or other professional advice. You should not rely on AI-generated output as a substitute for independent professional advice.

How we process your data with AI

When you submit a query or request a property assessment, the information you provide is processed by our AI systems — which may include third-party AI service providers — for the purpose of generating the requested output.

As stated in our collection purposes above, query data, usage data, and Contributions may also be used in anonymised or aggregated form to analyse, calibrate, and improve our rating methodology and AI assessment capabilities. When data is used for model improvement purposes, we apply technical measures (including identifier removal and hashing) to minimise the identifiability of individual users.

Photographs

Photographs you upload may be displayed on the platform and used to improve our AI assessment services, as disclosed at the point of upload. Before any photographs are used for model training purposes, we will take reasonable steps to remove identifiable personal information of third parties.

3. Cookies and Tracking Technologies

What are cookies

Cookies are small text files placed on your device when you visit our platform. We and our third-party service providers use cookies and similar technologies to operate, analyse, and improve the platform.

Types of cookies we use

• Strictly necessary cookies — Required for the platform to function (e.g. authentication, security, session management). These cannot be disabled.
• Functional cookies — Enable enhanced features and personalisation (e.g. language preferences, saved searches, map settings).
• Analytics cookies — Help us understand how visitors interact with our platform (e.g. pages visited, time spent, error reports). We use Vercel Analytics and similar services for this purpose. Data collected through analytics cookies is aggregated and does not directly identify you.
• Advertising cookies — We do not currently serve advertising on FlatCheck. However, in the future we may use advertising cookies to measure the effectiveness of promotional campaigns and to present relevant content to you on third-party platforms. If and when we introduce advertising cookies, we will update this section and obtain any additional consent required by applicable law. Until such time, no advertising cookies are placed on your device.

Your choices

You can manage or disable cookies through your browser settings. Please note that disabling strictly necessary cookies may impair the functionality of the platform. For more information on managing cookies, refer to your browser's help documentation.

4. Data Retention

Your personal data will be retained for so long as is necessary to fulfil the purposes for which it was collected, as described in this Privacy Policy. In particular:

• (a) Account information is retained for as long as your account remains active, and for a reasonable period thereafter to comply with legal obligations and resolve disputes.
• (b) Contributions displayed on the platform are retained for as long as your account remains active. Upon account deletion, Contributions that have been anonymised and incorporated into aggregated datasets for model improvement purposes may be retained in anonymised form.
• (c) System logs are retained for a period necessary for security, debugging, and fraud prevention purposes.

We periodically review the data we hold and delete or anonymise data that is no longer required.

5. Internet Security

We implement reasonable technical and organisational measures to protect your personal data from unauthorised access, loss, or misuse. However, given the nature of the internet, we cannot guarantee absolute security. We encourage you to take steps to protect your account credentials.

6. Direct Marketing

We may wish to use your name and email address to send you product updates and news about FlatCheck and TARA Ratings' services. We will not use your personal data for direct marketing unless we have obtained your consent. You may opt out of direct marketing at any time, free of charge, by using the unsubscribe link in any marketing email, by adjusting your preferences in Settings > Privacy, or by emailing privacy@tararatings.com.

7. Changes to this Policy

We may amend this Privacy Policy from time to time. If we make material changes, we will notify you through the platform or by other appropriate means. Your continued use of FlatCheck after such notification constitutes your acceptance of the revised policy.
